Report Types
There are three distinct reports. These help asses the condition of a property during the beginning, mid term and the end of a tenancy.
Inventory Inspection Report
When a property is to be newly tenanted it is essential that an unbiased inventory is undertaken to ensure there is a clear record of the properties condition at the start of the tenancy.
Mid-Term Inspection Report
Mid-term inspection is carried out halfway through to see if the tenant is keeping the property tidy, in good order and to ensure that any maintenance issues are identified. Alternatively,
Checkout Inventory Report
Without an independent check-out report it's much more difficult for a Landlord to justify retaining any or part of the monies to pay towards compensation should damage occur.

We are seeing more and more occasions where the Deposit Protection services has had not other option other than return the Tenants deposit should a dispute occur. This is because the Landlord cannot prove that the damage was not there in the first place.
